of services to the client through both residential
and interior design to aid the clients in their
decisions. |

| Bellus
will work with the residential designer of your choice
or can make recommendations based on past working
relationships. Either way, the residential designer
and Bellus will meet the family on their lot to evaluate
the topography as well as determine critical tree
locations to take advantage of the natural beauty
of the Hill Country surroundings. The start of creating
a true custom home design begins with the unique terrain
and view orientation of your lot; preserving trees
and taking advantage of views are paramount in the
custom home building process. |

In combination with the
natural elements, the clients’ personal style, ideas, and suggestions will
guide the final product. Individual consultations with
the builder to clarify design ideas, general finish out
expectations, and cost parameters help us to provide you
with a more accurate cost estimate. Once the final plans
are developed, and the interior and exterior specifications
are completed, we will present a full proposal to you.
The proposal includes the construction price and a detailed
set of specifications. The specifications are a very important
factor in our proposal because this is the part of the
contract which explains in simple terms the items that
are included in the construction price. |

| We know that changes can
occur throughout the building process, and have plans and
procedures to facilitate these additions to your custom
home. During construction, your
home will be closely supervised on a daily basis by an experienced
construction manager to oversee progress, ensure quality,
and prevent costly errors. Although you are welcome to be
on the jobsite as frequently as you would like, we encourage
a guided homeowner inspection at several critical stages
throughout your homes construction. These inspections will
give you the chance to ask specific questions, make changes
if necessary, and see the continuing progress on your home.

At the start of construction

interior designer will assist you in meeting the
selection deadlines in place to keep construction
on schedule. Our designer shares our mission of
providing the best building experience in south
Texas and is a huge asset to our team. The designer
will present selection choices to you based on what
you have discussed in previous meetings. Your final
selections are only limited to your budget, imagination,
and personal style preferences |

Completion... When
your home is complete, the construction manager
will conduct a guided inspection of your home to
ensure that we have met your expectations. He will
walk you through the proper usage of all your major
appliances, and answer any questions you may have
on the proper usage of any of your homes features. |

with a 2-10 Home warranty from American E Warranty. To fill
the 2 year void, Bellus Custom Homes provides every home
with a 2 year warranty. Should you have a problem or concern,
and our assistance is necessary, we are only a phone call
or email away. Our level of communication and commitment
will remain the same to withhold our initial promise to
provide the best home building experience in south Texas.
After you have lived in the home for a year, we will provide
a one year comprehensive walk-through. The purpose of this
meeting is to meet with you and ensure that there are no
issues unresolved. We are not satisfied until you are satisfied.
